Permitting is what stalls German padel projects, and it is the one thing a cost calculator cannot tell you. Answer eight questions about the site and get a risk tier, a realistic duration, and what the approvals will cost you, before you pay an architect to find out.

What does the Bebauungsplan say?

The zoning category decides which noise limits apply, and whether padel is a permitted use at all.

How far to the nearest home?

A padel ball strike is a short, sharp impulse of roughly 78–82 dB(A) at source. The 18. BImSchV treats that profile harshly near housing, especially in the protected quiet hours.

What are you building?

Courts inside an existing hall are usually a change of use. A new building is a full application with a fire concept.

Is parking resolved?

The Stellplatznachweis is a routine requirement that routinely delays projects, because the number is set locally.

Do you have a soil survey?

Foundations and drainage depend on it, and commissioning one late pushes everything downstream.

Are power, water and drainage on site?

Bringing services to an unserviced plot is often the largest single line in the permitting phase.

Is there a fire safety concept?

Indoor and hybrid only. An open-air court has nothing to write one about, so outdoor sites are not penalised here.

Have you filed a Bauvoranfrage?

A preliminary inquiry is the cheapest way to find out whether a site is viable. A positive answer de-risks everything after it.
