Before a viewing, before an architect, before anything: does the plot hold enough courts to be worth it? Two measurements and you know. A padel court needs 22 × 12 m to plan against — the FIP playing field is 20 × 10 m, and the glass, the door and the run-off behind the back wall all sit outside it.
