Choosing where to open a padel club?

Check each town on your shortlist before you sign a lease. You'll see who's already there, how busy they are, and what a club of yours might earn. Then build the plan your bank will ask for.

The figures a bank asks for

Bank-ready figures

A loan officer doesn't need to love padel. They need to see that your numbers still hold when things go worse than planned.

IRR & MOIC

Is it worth the money? Ten years of returns, from your own inputs.

DSCR

Can you pay the loan back? Checked at your plan's occupancy and at a worse one.

Break-even

When does the club pay for itself? Month by month.

Where the numbers come from

Why this occupancy and this price? Because of the clubs around your site, measured.

From a shortlist to the bank meeting.

Take them in order, or only the one you need.

Numbers you can explain

A template gives you someone else's averages. Your plan here starts from the clubs in your town, and you can change any line yourself, the night before the meeting if you have to.

Where each number comes from: our sources, how often they update, and where they're weak.

Before you ask

Do I need Research to choose a site?

No. The map and the projection are free. Research adds what each club around your site charges and how full it runs.

Will a bank accept these numbers?

Each bank decides for itself, but they ask for the same things: returns, whether you can pay the loan back, when you break even, and ten years of cash flow. The planner gives you all of them, and shows what happens if the club runs emptier than planned.

Is my town covered?

The markets page lists every country we cover. Where your town has clubs we can read, the planner starts from them and says so; where it doesn't, it uses your country's figures and tells you.

I have no site and no bank meeting yet. Where do I start?

With the map. Check the places you are considering, see the clubs around each, and try the projection. All of it is free.

Start with the town you have in mind.

It's free, and you don't need an account.
